What Is an Electrical Inspection?
An electrical inspection is a room-by-room check of your wiring, panel, outlets and safety devices by a licensed electrician. It finds fire and shock hazards and anything that doesn’t meet the Ontario Electrical Safety Code, and you get a clear written report of what we found.
-
Buyer & Seller Protection
Find non-compliant wiring or defective panels before closing, so problems don’t turn into costly renegotiations, delays or failed sales.
-
Fire & Shock Prevention
Pinpoint deteriorating insulation, ungrounded outlets, undersized conductors and missing ground-fault protection before they cause harm.
-
Insurance & Documentation
Get the report insurers and lenders often ask for, especially for older homes with knob-and-tube wiring, aluminum wiring or fuse panels.
-
Capacity & Load Readiness
Confirm your panel can safely handle EV chargers, heat pumps, home offices and modern kitchen appliances before you add them.

Common Electrical Code Standards & Violation Areas
Electrical codes evolve to address new technology, higher electrical loads and consumer safety. Choose a room to see where our electricians most often find and fix code issues.
Kitchens
Kitchens combine water, high-draw appliances and busy countertops, so they carry some of the strictest code requirements in the home.
- Shock ProtectionOutlets near the sink need GFCI protection to keep wet countertop areas safe.
- Countertop OutletsOutlets must be spaced along usable counters so small appliances can plug in without extension cords.
- Safe MountingOutlets can’t face up on flat countertops where spills can reach them.
- Islands & PeninsulasIsland work surfaces need their own outlets for countertop cooking and prep appliances.
Bathrooms
Bathrooms are high-moisture spaces where the code focuses on preventing electrical shock.
- GFCI ProtectionEvery bathroom outlet must be GFCI-protected to safeguard high-moisture spaces.
- Sink ProximityAn outlet must be within easy reach of the washbasin while keeping safe clearances.
- Water BarrierVanity outlets can’t be mounted face-up on flat counters where water can pool.
Living Areas & Bedrooms
In living spaces, the code focuses on convenient outlet spacing, child safety and preventing electrical fires.
- Wall SpacingOutlets must be spaced along walls so cords don’t stretch across doorways or walkways.
- Usable Wall SpaceSeparate sections of usable wall need their own outlets to prevent overloading.
- Child & Fire SafetyOutlets must be tamper-resistant, and living areas need arc-fault (AFCI) protection to detect dangerous sparking.

What is an electrical inspection?
An electrical inspection is a room-by-room check of a building’s wiring, electrical panel, outlets, switches and safety devices by a licensed electrician. It identifies fire and shock hazards and anything that doesn’t meet the Ontario Electrical Safety Code, and you receive a written report of the findings.
How much does an electrical inspection cost in Kitchener-Waterloo?
The cost of an electrical inspection depends on the size and age of the property, the type of inspection and the scope of what you need checked. Able Heating, Cooling, & Electrical provides a clear, upfront quote before the inspection begins, with no hidden fees. Contact us for pricing for your home or business.
Do I need an electrical inspection to sell my house in Ontario?
No, Ontario law doesn’t require an electrical inspection to sell a house. However, many buyers, lenders and insurers ask for one, especially for older homes. A pre-sale inspection lets you find and fix issues on your own terms before they come up in negotiations.
Will my insurance company require an electrical inspection?
Often, yes, if your home has knob-and-tube wiring, aluminum wiring or an older fuse panel. Many insurers ask for an inspection report before they’ll issue or renew a policy. We provide the documentation insurers ask for and can replace outdated wiring or panels if needed.
What is the difference between an electrical inspection and an ESA inspection?
A general electrical inspection assesses the safety and condition of your entire electrical system. An ESA inspection is carried out by Ontario’s Electrical Safety Authority to review specific electrical work done under a permit (notification), and passing work receives a Certificate of Acceptance. We handle both: we inspect, complete any repairs and file the work with the ESA.
How often should a home’s electrical system be inspected?
We recommend having your home’s electrical system inspected every 5 to 10 years. You should also book an inspection when you buy a home, before a renovation, before adding a major appliance like an EV charger or heat pump, or whenever you notice warning signs such as flickering lights or warm outlets.
What happens if my home has code violations or safety issues?
You’ll get a written report that ranks each issue by priority, from immediate safety hazards to recommended upgrades. If repairs are needed, we provide a fixed, upfront price before any work starts. Once the work is done, we file the ESA notification and coordinate the ESA inspection.
Are you licensed and insured?
Yes. Able Heating, Cooling, & Electrical is a fully licensed electrical contractor in Ontario (ECRA/ESA Licence #7016822) and carries comprehensive liability insurance and WSIB coverage.
How quickly can you schedule an electrical inspection?
Electrical inspections are typically scheduled within 1 to 2 business days. We usually answer inquiries right away, or call you back within an hour if we’re on another job.
Do you offer emergency electrical services?
